WasaGroup selected to develop the Lahdesjärvi commercial area in Tampere

The City of Tampere has selected WasaGroup to develop the Lahdesjärvi commercial area. Situated in a central location alongside the Helsinki–Tampere motorway, the project offers a significant opportunity for retail sector operators and investors.

Lahdesjärvi is located in a prominent and easily accessible spot next to the busy motorway, right by IKEA. The area’s strong accessibility, growing traffic flows, and the development of surrounding residential neighborhoods create excellent conditions for commercial success.
The development of Lahdesjärvi also supports the growth of the neighboring Lakalaiva residential area and strengthens the appeal of Tampere’s entire southern region.

27,000 square meters of retail and service space

Approximately 27,000 square meters of retail and service premises are planned for the seven-hectare development area. The project’s progress is based on a commercial study conducted for the area, which shows a clear need for new commercial operators in Lahdesjärvi.

Lahdesjärvi’s location offers exceptionally good foundations for a commercial concept

“The location alongside the busy motorway is excellent from the perspective of commerce. Being next to IKEA brings customer flows to the area from a wide region, including outside the Tampere economic area. We see this as a very interesting opportunity for retail sector operators,” says WasaGroup’s Sales Manager Anna-Lena Back.

In the project, WasaGroup acts as a development partner together with Arkkitehtipalvelut.

The next phase of the project is the proposal stage for the local detailed plan, which aims to become legally valid in 2026.

A high-quality entity with WasaGroup’s Wasa360 model

The project will be implemented with WasaGroup’s Wasa360 service model, in which WasaGroup takes care of all phases of the property development project, from plot acquisition, arranging financing, and property design to construction and ongoing property management.
Earlier this year WasaGroup announced that it had established a joint venture structure focusing on big box assets in Finland together with Swedish investor Nordika. The parties have agreed to mutual exclusivity regarding the big-box retail strategy.
